بمشاركة نخبة من الخبراء، «إنفستجيت» تستكشف آفاقاً جديدة في الاستثمار العقاري من خلال الملكية الجزئية

تستعد منصة «إنفستجيت» لإطلاق النسخة الخامسة والعشرين من مائدتها المستديرة، تحت عنوان «الملكية الجزئية: آفاق جديدة للاستثمار العقاري في مصر»، وذلك يوم الأربعاء الموافق 25 يونيو 2025، في تمام الساعة 9:00 صباحًا، بفندق نايل ريتز-كارلتون، القاهرة.
تجمع المائدة المستديرة نخبة من كبار المطورين العقاريين، والخبراء المتخصصين، والمسؤولين الحكوميين، لمناقشة نموذج الملكية العقارية الجزئية الناشئ، والدور المحتمل لهذا النموذج في إعادة تشكيل سوق العقارات المصري، وذلك في ظل ارتفاع أسعار العقارات، وتزايد المخاوف بشأن القدرة على تحمل التكاليف، وكذا الاهتمام المتزايد من الجاليات المصرية بالخارج والمستثمرين الدوليين، وبالتالي يتم النظر في الملكية الجزئية كبديل أكثر إتاحة يعتمد على التكنولوجيا مقارنة بالنماذج الاستثمارية التقليدية.
ستنقسم المائدة المستديرة إلى جلستين، الجلسة الأولى بعنوان “مشهد السوق وإطار الاستثمار”، وهي جلسة افتتاحية يديرها المهندس فتح الله فوزي، نائب رئيس جمعية رجال الأعمال المصريين، ورئيس لجنة التطوير العقاري والمقاولات، وتهدف هذه الجلسة إلى استكشاف مفهوم الملكية الجزئية العقارية، ووضع الأسس للنقاشات المتعمقة، كما ستتناول فرص السوق وحجم الطلب، والإطار القانوني والتنظيمي، وأدوات الاستثمار والنماذج المالية، والفروقات بين أنواع الأصول السكنية والتجارية، واستراتيجيات الخروج وآليات السيولة، بالإضافة إلى العوائد المتوقعة وتوقعات الأطراف المعنية.
أما الجلسة الثانية، بعنوان “بناء النموذج”، فهي جلسة تركز على تطبيق نموذج الملكية الجزئية، مع تسليط الضوء على دور التكنولوجيا، وستتناول الجلسة المكونات الرئيسية للنموذج والتي تشمل الأدوات التكنولوجية الممكنة للملكية الجزئية، وأمن البيانات وحمايتها، والخطوات المقترحة لإطلاق النموذج وتوسيع نطاقه، وسيتولى إدارة الجلسة الأستاذ عمرو القاضي، المؤسس والمدير التنفيذي لشركة «AKD الاستشارية».

بالإضافة إلى ذلك، ستتناول المائدة المستديرة دور صناديق الاستثمار العقاري (REITs) ومنصات التكنولوجيا العقارية (PropTech) في توفير البنية التنظيمية والشفافية وحماية المستثمر، ومع اعتبار التكنولوجيا عاملاً أساسياً مُمكّناً، سيتناول المشاركون كيفية استخدام تقنيات مثل البلوك تشين، والعقود الذكية، وآليات حساب الضمان (الإسكرو)، وأنظمة الامتثال الرقمي لتحسين الأمان وتبسيط عمليات التحقق من الملكية. وسيتم أيضاً التركيز على غياب سوق ثانوية فعالة للأسهم الجزئية في مصر، والحاجة إلى الشفافية في التسعير، ومعايير التقييم، واستراتيجيات الخروج الفعالة التي تعزز السيولة وثقة المستثمرين.

Invest-Gate to Launch Its 25th Roundtable Entitled “Fractional Real Estate: Unlocking New Frontiers of Property Investment in Egypt”
Invest-Gate is preparing to launch the 25th edition of its roundtable, titled “Fractional Real Estate: Unlocking New Frontiers of Property Investment in Egypt”. The event will be held on Wednesday, June 25, 2025, at 9:00 AM at the Nile Ritz-Carlton Hotel in Cairo.
The roundtable will bring together leading real estate developers, industry experts, and government officials to discuss the emerging model of fractional property ownership and its potential role in reshaping Egypt’s real estate market. Amid rising property prices, affordability concerns, and growing interest from the Egyptian diaspora and international investors, fractional ownership is being explored as a more accessible and technologically driven alternative to traditional investment models.
The roundtable will be divided into two sessions. The first, titled “Market Landscape&Investment Framework,” will be an opening session moderated by Eng.
